This is probably the best book to buy on the subject, especially if you live in Florida where the author resides.
However, the latest edition is outdated already. There are no tax lien auctions to attend in Florida, as most
all counties hold their auctions on-line. You have two weeks to post your bid and you have no idea what
others have bid. The computer randomly selects the winner where tie %'s exist. How does one compete with
a group of 615 bidders? The big boys now can bidauctions in every county without ever leaving their offices.
Not much left except vacant lots.

If you live in other states this would be the book to purchase as the author actually buys tax liens and has
many helpful hints and guides.

good book, i think it gave all the info you need. sometimes important items were just mentioned and he could have made a checklist for how to evaluate a worth while property but i don't think he wanted to sway people. everyone has what they believe in. i like the simple way he writes. How can you tell if a property is likely to go into bankruptcy.

I bought this book after hearing about real estate tax liens in Rich Dad, Poor Dad and having attending a local lien auction.I really wish that I had found it before that auction, as it cuts through the legalese and manages to provide a concise summary of the pros and cons of bidding at these auctions as well as the various rights one has as a lien holder.The author walks you through the process of selecting an auction to attend and what to bid on, but this process will require some time consuming due diligence to work.

I'll agree with some of the other reviewers and say that the author does focus on his home state of Florida, which is alright, especially since he does also include a lengthy summary by state of how the auctions work in each state.However, as the book is a couple of years old, these summaries may be outdated in your area and may even vary at the county level (they do in Iowa).So, this book is a good starting point, but be sure to investigate the actual terms with the local tax assessor's office before you bid on any liens or deeds.

In all honesty, I wish that the author had included fewer photos of bidding lists and properties and more stories of his experiences, especially the newer, online bidding auctions.

When I went to bid, I found that there were multiple groups of people that were just buying for one set of companies.Due to their numbers they were selected most of the time in the lottery system, as opposed to those individuals that were just biding for themselves.This is quite different from the author's experiences, which there was just one or two people representing a bank. ... I am writing this review so that other readers can know what to expect. The first half of the book is entirely dedicated to why stocks are not as great an investment as some claim. Literally that is the subject of the first half of the book.

The second half of the book is dedicated to real estate. It is very broad, elementary, and not very useful. If you are already interested in real estate, skip the first half of the book. If you want an introduction to real estate, there are much better books. So the book is not that useful to most readers.

Like most real estate books, the author over-estimates the returns you can realistically get from real estate and under-estimates the risk (ironically the author says this is the same thing people who advocate stocks do). The author says a nationwide bubble in real estate is extremely unlikely--the book was written in 2002, right at the beginning of one of our nations biggest real estate bubbles. And anyone who invested in 2005, 2006, 2007, or 2008 probably ended up losing much more than their investment. Yes, you can lose more than 100% of your investment in real estate, one thing authors of real estate books usually fail to mention.

it's a great book on real estate investing,Charlie Munger says"all smart investing is value investing",so I think this book is one of the best books applying Graham's Value method in real estate field.But you still have to know some errors the author had made in his book,like in Page 71 and 72,the author just made a wrong caculation on the compound return rate,from the investment capital of $20000 to $172301($132301 plus $ 40000 of BTCF)in 20 years, the compound rate should be 11.4% instead of 14%, it is a huge difference in terms of compound rate.

5-0 out of 5 stars Actually, the analysis of stocks and bonds is the key to this book
Although I am relatively new real estate investor, I also have 15 years experience as a real estate attorney and am a real estate broker. I have read many, many books on real estate investments, and this is another one I have decided to buy to keep, rather than merely check out from the library for one reading.

Actually, the reason for this decision is that the first 100 pages or so, complained about by other reviewers on Amazon, is so well written and important.

We are all bombarded daily by the paid advertisements of brokerage houses, and by the "experts" on TV and in the written media, all of whom toe the party line that stocks are the sure way to build wealth, and never talk about about the much, much greater benefits of real estate investing. (I'm sure that you can guess why).

I have asked my wife that if anything ever happens to me and she needs to begin making investment decisions for herself and our young daughter without my help, she make this one of the handful of books she uses for guidance.

I am writing this review in case it might also help others to see the truth Eldred reveals about the stock market "industry" and plot their own financial success.

Don't waste your money on this book. As I am about to type up a review for this book I notice an earlier comment written by David Paige which sum up my view in a more nicely put way.

I bought this book because I wish to learn about VALUE INVESTING IN REAL ESTATE as the title suggested. NOT to listen to one man personal rant and rave on how great investment in real estate is vs stocks. There are 268 pages excl footnotes etc.. and the first 100 pages is simply about property is good and stock is evil.

And is plain stupid to imply Buffet is more successful investors than Soros given that these are two great investors in their own right. Quoting the author "Buffet's net worth trumps that of soros at least 10 fold.... (page 36, 5 lines). I can easily twist this round by saying Soros has a track record of 28.6% compounded annual rate of return (1969-2002) vs Buffet's "only" 23.5% (1956-2002). It is meaningless, I die happy if my investment skill is fraction of what both these men has achieve.

Dr Eldred obviously knows real estate. But his references to Warren "Buffet" annoyed me. It's one of those attention-to-detail things, I guess. He makes the same mistake in his "Make Money with Fixer Uppers and Renovations". Apart from that, both books are worth reading ... Read more

I found this book to be too complicated and it seems more suitable for the advanced real estate investor.I have read other Idiot's guides and they have been basic enough and broken down with more examples to help someone who is starting out. The term "Idiot's Guide" is misleading for this book. I believe the author did not successfully keep the reader, in mind.The book should be called something like "The Advanced Guide For Real Estate Investing"I wish there was some regulation to keep it simple enough to be considered an "Idiot's Guide" . I am definitely disappointed with this one.

I bought this book recently and was so disappointed that I was compelled to write a review. I would not recommend this book to anyone. This book is so poorly written, I couldn't get past the first half. There were numerous misspellings, obvious grammar mistakes and an ongoing rambling by the author. I might have been able to get past the lack of English and grammar skills but this book was not helpful at all!

For example, when it talks about assembling your team and it refers to the broker, not once does the author explain what the broker is expected to do. When the author discusses title law, he explains in the book that he doesn't know about it but if the reader gets in contact with a lawyer experienced in title law, one should be able to find out the info. HUH? This guy didn't bother doing any research at all. He should have looked for that info himself and answered those questions for the reader. That is what I bought the book for - for answers, not some guy writing a book off the top of his head about his experiences and only his experiences in real estate investing.

Another annoying thing about this book is the author wrote it like it was a self-help book. I don't need someone telling me to follow my dreams and to keep going. I need the facts, the info, and the knowledge so I can accomplish what I want to do. I don't need a coach, I need a teacher and this guy definitely is not a teacher.

Well, I'm sorry I can't tell you what book you should buy because I still haven't found it myself. But, I can tell you to stay away from this one. Don't waste your money.

I was looking for a book on residential real estate investment, especially something on apartment buildings and how to figure value, such as using gross rent multipliers.I was disappointed.I needed to know current tax law on capital gains and some info on exchanges.The word 1031 is not found in this book.I was glad to see LLCs were included, but the information was vague since it had to apply to all states.Be warned:This book deals only with office and retail real estate investment.You will not find any information on apartments or single family rentals.If that is your interest, you definitely need a different book.

It is entirely possible that this really is a great book, as some of the reviewers suggest. But it wasn't what I was looking for.
I am in the "study" stage of a plan to accumulate residential properties for income. I have read a few real estate books so far, and some of them have been very helpful.
This book, however, was not designed for me. This book seems more designed for people who are planning major investments in sizeable properties or commercial real estate. It also would be good for people interested in becoming developers. Despite the information presented about the book, this is not a book for someone who is starting out in the early stages of real estate investing in small residential properties for supplemental income. However, it might be good if you have a lot of money to get started and are planning a career switch towards commercial development or large properties. Since I'm not interested or able to do that, I am not qualified to advise you if that is what you need. But if you are like me, you may want to start with some other books, like the "Unofficial Guide to Real Estate Investing" or other books like it. ... Read more

I am currently a student at one of the top real estate programs in the US and read this book to gain insight into emerging market strategy.

The first chapters present general guidance on real estate investment, and essentially "create the case" for investment in the asset class versus bonds and stocks. The subsequent chapters delve into the macro and micro economic factors effecting each of the examined nations: India, China, and Brazil. Each country's macro economy is discussed, and then the authors drill down to characteristics of specific tier 1, 2, and 3 cities. After evaluating economies, the authors present succinct risk reward analyses of various strategies in each country. The only factor that I felt was missing was a direct commentary on risk premium for US institutional capital going abroad. General risks were addressed so readers can draw their own conclusions, but it would have been nice to see what trends the experts observe.

I read this book from cover to cover, including the definitions and glossary! Why? Because it made complete, practical and common sense.
* The logic to the approach is excellent.
* The steps to execute are clear, pragmatic and realistic.
* The examples given are clear, and memorable.
* The end result is undeniable...you will be financially secure in 15 years.

What is made completely clear is...this is WORK...not a scheme. You will need to put real effort into the approach. You will need to sacrifice some time (and pride). You will have some resistance. You will need to focus.

So...it isn't the easy, quick way to riches. However - what's new? - your day job is a pain...and 15 years is NOT a long time if you think BACK to where you were 15 years ago!

Go for it...this is a great book!

I now have a net worth of over half a million.Their style of REI is to buy decent, rentable properties and rent them out for the long term without having to deal with landlording.If you had someone paying your mortgage, wouldn't that make you happy?Now if you were able to have 10 people paying off 10 of your mortgages, that will make you wealthy.Also, what these authors do that others don't is they host FREE live chat rooms and information on their website.Other authors charge you several hundred dollars for the same mentorship.I was very impressed with the information and I will continue to acquire homes, turn my trickle of monthly cashflow into multiple streams of massive wealth, not to mention the appreciation and equity you will gain by having others pay your mortgages.Great book, buy it!

An excellent book for the Cash Flow oriented investor.It offers real life buying samples and the structure of the deal. One chapter covers the importance of the Net Operating Income and the cash flow of your investment.Another area of importance is the Letter of Intent to Purchase Property, where it assist you and your realtor to get multiple offers presented to different sellers at the same time. I'm a fan of Robert T Kiyosaki and I believe that this book has alot to offer.

This is a good overview of tax liens in the United States.It explains what tax liens and tax deeds are, the pitfalls.It also has a lot of laws and statutes in the back of the book if you really want to get to the technical details.Similarly good reads:

I think there's a newer edition of this book coming soon that addresses online auctions (I see it on Amazon). But this review is for the first edition.

I bought about four tax lien books and this is one of the top two I enjoy (see my other review for the other good one). For one, it really helped you understand the state to state breakdown of all the rules and regulations of each sale. It was helpful to see the specific statutes for reference. It did lack details on online auctions. I would give it 4.5 out of 5 stars, but it seems like the new edition would address my concerns about the new trends of tax liens.

I started investing in tax auctions a couple of years ago and I bought this book as my first guide and it was certainly a good one.There are weaknesses on this book in terms of online tax lien sales though, seeing as a lot of counties are moving towards that way (Loftis prefers classic auctions versus online auctions).But I find them a lot easier, I don't have to be there in a hot room filled with 30 other people.And I can be 300 miles away doing it, not having to pay a plane ticket or gas.

Overall, it has the information you need to win in tax liens sales and also a bit of information on tax deeds.I also bought a more updated book below that has information on online auctions:

I absolutely appreciate authors who give me usable information. But I absolutely love it when their information is delivered in a manner that makes it as clear and emphatic as "The Deadly Sins of Real Estate Investing" did.

Matthew Chan is blunt, brash and pointed. But hey - - he's talking about "Deadly Sins," here?

I listened to this audio program over and over, both before, during and after buying my first properties. I actually went through it and typed out a list of "the deadly sins" with a brief synopsis of "what not to do" for each.

And what did I do with my list? I have two copies: One on my refrigerator; and the other is inserted in the cover of my real estate investing binder. I review this "list of iniquities and indiscretions" whenever I'm evaluating properties. It helps me "resist the many temptations" that are out there that might lead me to make a dumb decision, lose money and ruin my burgeoning investment career.

It's incredible how much tainted advise you can run into, (from other investors and Realtors). What you need is an objective, unbiased source.So far, Matthew Chan has helped me avoid several foolish missteps, saving me from becoming the victim of someone's self-serving advise and my own blind impetuousness. It is so "tempting" and easy to get sucked into a bad deal when you're new. Everyone needs to hear these warnings and words of wisdom.

If you want to hear sound advise, this program gives you "the gospel truth." (Pun intended.)But I warn you . . . there are a couple of words on it that you won't hear in Sunday School!

In his audio course Matthew Chan claims that the main reasons many beginning and experienced investors fail is because they make the deadly sins of real estate investing, which every investor needs to avoid. Chan makes the claim that these Sins can destroy an investor's career and even their portfolio within a matter of time.

Matthew touches on a wide array of "sins" that I haven't seen addressed in many books or courses. Each chapter is full of information that can benefit any level of investor. It's funny because instead of someone telling us what to do to be successful. Matthew is telling us what not to do to become successful. That is what makes this program so special. Matthew Chan has basically given everyone a road map to success. One of the main reasons that most investors fail is because they end up performing one or more of the deadly sins. Matthew has told you what they are and how to avoid them. So just make sure to avoid them.

Each chapter is more of a lesson in what NOT TO DO to make sure you have a long and profitable career. This course is no fluff and no garbage and gets straight to the point. Matthew holds nothing back and I have to admit I enjoy his very upfront approach. In a nutshell, this course is a guidebook on what to avoid so that you won't fall into the same pit as many others. I personally loved this audio course and look forward to a Part 2, if it is ever created. P.S. You may be surprised at what the sins are. I have to admit that I have made a sin or two. Just to start, this book was released and published April 2006.This book was published at the peak of the housing cycle.Now, today we have June 2009....
Page 5 states:"The Chances of a Nationwide Residential Real Estate Market Meltdown Are Zero".Do I need to say more?This author was selling his idea in a market that had reached it's peak and it was starting to deflate beginning in late 2006.

This book should be completely redone even though author has some good interesting real estate ideas.

The No-Nonsense Real Estate Investor's Kit: How You Can Double Your Income By Investing in Real Estate on a Part-Time Basis

I'm glad I read his other two books before reading this one. Otherwise I would not have bothered to read the other two, which I would highly recommend to anyone interested in real estate investing.

The problems I had with this book I would put primarily under the category of either no or very poor editing.

First, I think he contradicts himself regarding recommended courses of action in a few places in the book. For example, he devotes a couple of chapters to talking about how hard it is to make profits in real estate investing, then gives several anecdotes throughout the book about making $20k to $30k after 2-3 months of owning a property. He spends a good portion of the book talking about real estate loans, escrow closings and good credit, then mentions briefly toward the end of the book that he prefers not to use conventional loans, but instead to use owner financing (which is some of the most helpful information I've obtained by reading books on real estate investing, so I agree with his preferred course of action. Why wait until the end to throw that out?)

Second, I wish some editor had reined in all of the portions of the book which allowed his personality to really shine through. If I live to never see the word "bullspit" in print again, I will have been blessed. Also, the constant references to "how we did it in the Marines." There was WAY too much of those things. There was some of this in his other two books, but not enough to annoy me. Here, it affected his credibility more, because I started to think of him more as a windbag. It didn't change my appreciation for his other two books, but it has affected how devotedly I will adhere to all of the advice in those books.

Last, and this is a trivial point, I don't think he had an editor because there were about 5,000 unnecessary commas. I had to stop often to re-read sentences because the commas were inserted at random places, making many of his sentences nonsensical.

As I've stated a couple of places in this review, I would highly recommend his other two books. They're practical, and useful, and give one what I consider to be all of the basics to get started in real estate investing. This book I found to be more meandering in the point it was trying to make, and less encouraging. Also, as another reviewer stated, it was pretty much a regurgitation of material in his other two books. In fact, when determining whether this book was necessary for my collection (I got it from the library), I compared it to his book on pre-foreclosures, and much of the information in this book is contained there. Get the other two books instead.

A thorough real estate investment book that covers a lot of topics with a very readable style.

Of particular value is his online Resource List at the end of the book.The author has listed email addresses for many useful websites.I liked the online Property Sales Information, where I first learned about Craigslist as a great online source for finding properties for sale.I like to search specifically for homes with guest houses, and Craigslist makes it easy to do that type of "specialty" search.

I also like the fact that he recommends useful products to make our investment businesses run more smoothly.It shows that he's a down-to-earth guy who has been down the same path that we travel.For example, on page 65 he recommends the Desk Apprentice (designed by 2 participants in Donald Trump's The Apprentice TV show) to keep your office desk organized, and on page 66 the Cab Commander for your car seat office.Lucifer knows that we have to spend a lot of time behind the wheel searching for properties, conducting drive-by property inspections, and driving to appointments.

This is a good book with useful information.

When I started reading this book, I thought I was going to learn everything about how to be a profitable real estate investor. There is just no way you can cover everything this book tries to cover in 300 pages. Each chapter leaves you with too many unanswered questions. Though, I could see how this book might be a good starting point for anyone interested in investing in real estate.

If you haven't heard of Tonja Demoff, you should give her book Bubble Proof: Real Estate Strategies that Work in any Market a look. While the concept of the Garrison cycle and the Fifth Migration makes sense, I feel that a lot of the author's advice is contradictory and risky.

One thing that seems contradictory is his insistence that investors "live where [they] want, invest only where it makes sense" and that "all real estate investors should start in their own back yard".According to the first statement, you should invest in cities where the market is good--what he calls an absorption market in his Garrison cycle.This makes sense because why would I want to invest in a declining market?But then he says that all investors should begin in their back yard.So, what if my back yard is in a declining market?Apparently that doesn't matter, several times throughout the book he mentions how important it is to start investing in your own back yard.But then he says this: "the reality of real estate investing in the 21st century is that in every single economic cycle (except absorption)...the only way that you are going to make money today is either by luck or by being willing to commit yourself to work at nothing but deeply ugly rehab projects" (p225).How is this supposed to help a beginner?Unless their back yard is in the profitable absorption cycle, they're pretty much doomed.But the author insists that they begin investing in these unprofitable markets.Also, starting on page 130, you can read even more of these contradictions.The heading is labeled "Illusion #1: You always have to invest within 30 minutes of your home", then he says "all investors should start in their own back yard", then he talks about two people who can only invest in "properties that have glaring, blatant cosmetic problems" because where they live is a decline market.However, these people "are not interested in doing major rehab projects...instead, they have chosen to buy good stable properties in absorption markets" which is obviously not their back yard!So I guess the advice here is to start investing where you live even if the market is terrible and if you do good, great, if not, too bad for you!

Another thing I don't like are his "plans" to help you begin investing.He has three different plans, depending on how much time and effort you want to put into investing.They all rely heavily on flipping though, which at this time just doesn't seem to be the best course of action.Plan 1, which is the least intense, has you buying and selling 2 homes a year for 5 years, to make $20,000 a year.Is this realistic?And of course he wants you to do this in your own back yard, so more than likely it's not realistic at all.Plans 2 & 3 rely even more heavily on flipping with the addition of keeping some homes as rentals.Personally I don't think these plans help the beginner at all--how can most people flip profitably in an economy like this?And you're supposed to flip a minimum of 2 homes a year?Doesn't sound like good advice to me.Personally, I think a plan should be flexible and adaptable to one's local economy and a plan that focuses almost exclusively on flipping doesn't allow for that.

Many times throughout the book, the author says that you can email him or call him for any questions you have.Well, I emailed him asking what the top markets are that he is working in now.He says on p. 142 and p. 347 that if I want to know his top markets, to just send him an email.His wife, who is also the coauthor, responded instead saying that that information is only available to current investors who are going on one of their buying tours.A buying tour costs around $6000!And on p. 331 the author says that before they let anyone join a buying tour, they must complete their 7 day video "challenge course" ($299 at his website) and they must have invested in their own back yard.So therefore I need to spend $6300 plus who knows how much time and money investing in an unprofitable market before he even lets me know where the good markets are!

After reading this book, I don't feel very confident in beginning a real estate investing career by following his advice.The author sounds so nice and gives the impression that he's there to help you but that doesn't seem to be the case.I'll be searching for other books and websites to help me begin investing.

This book is so lacking that it doesn't even suit the novice.

This book is a tout for the authors web site.

Usually one can ignore the frequent mention of the authors other collateral such as his experience, websites and seminars but this book is so absent of answers that it's title procliams that you have to believe the book was written soley for promotion and not knowledge.

How shallow is this book? Consider this; if the key board that I'm typing on right now where to explode and the keys were to stick to my ceiling, the letters would form better advice about Unlimited Real Estate Profit than this book.

Seriously, there are other books that are far better on this subject.

FIX EM UP RENT EM OUT is a very handy, unthreatening little book that thoughtfully and informatively guides potential (and veteran) landlords about the do's and don't of rental properties, based on first-hand (family) experience. In fact, I am currently using ideas and supplemental-forms from the appendix of his complementary e-book, "Never Sell Your Home", as my family moves from our soon-to-be-rental-property to a new property. The text is also peppered with humorous little gems that bring these ideas "home". Highly recommended book for those interested in rental properties!

The book "Fix Em Up Rent Em Out" is a complete real estate investment guide primer targeted at the individual who wants to tackle the business primarily as a hobby, while holding down a 9 to 5 job.For this same individual who desires to do things on their own, he/she is rewarded with valuable information throughout the book to hone their skills in becoming a successful real estate investor.

With the down turn of the economy many fix-up houses are becoming available at extremely low prices and what a better time to buy than now.And, to begin all one needs to do is start with a small investment on one piece of property.It may be a scary thought since the buzz is the market is down, however, as Terry Sprouse advocates, "real estate is a the top of my list of sound investments."He continues to articulate that with rental property you can have a good cash flow.As well, there is a continued population increase therefore there will always be a demand for housing.

Sprouse also believes that buying fix-up houses reduces risk; "pay less money up front and monthly" and "you increase your opportunity for profit because you have the built-in profit that can be used as investment for the next house you purchase."Having been in the construction industry for over 40 years and seeing many ups and downs of the economy I truly concur with him.

Sprouse's information is timely and well laid out.I don't believe he missed anything while proving the fix-up business is a viable venture.I encourage anyone that has considered buying fix-up houses but were afraid because of the buzz created by the media to read "Fix Em Up Rent Em Out."It is full of important information, not only that it is a good and safe investment, but also pointers on repairing and renting, as well as tax law and bookkeeping.

Concise and to the point, Sprouse offers wanna be's the opportunity to step forward and fulfill a vision to become the be.

I was skeptical when I began reading this book, because I've read so much analysis of the subprime mortgage financial crisis that considered real estate speculation as a sign of a bubble. Until late 2007, too many people were buying second houses because they were sure they could flip them for a profit in a few months. For years they succeeded -- until the bubble burst.

However, the premise of this book is much more conservative. Buy houses below market value because they're in need of repair. Spend months or years repairing them as inexpensively as possible, then rent them out for a positive cash flow. And if your family lives there until it's rented, you don't have to pay a second mortgage and you can take advantage of the tax laws.

Such a plan makes sense in any market because, by fixing up houses in good neighborhoods, you're adding value. You're not just gambling the local real estate market will continue to rise.

This is not a plan for everyone. Me, I want the freedom to travel and move around. But I sure wish I'd started doing this right after high school. If I had, I'd be one wealthy dude now.

Now that the real estate bubble has burst, I suspect this strategy is even more workable for people who can raise some cash and obtain the credit. That's because market values of houses have gone down tremendously. Even houses in good condition can't be sold. You can probably find many fixer upper bargains that banks are anxious to unload.

Highly recommended for everyone willing to work hard and keep their credit scores high.

Loved this book. Easy to read and jammed packed with tips that will keep the "fixer uppers" and "flippers' out of trouble.
Read page 84 on "The Five Rules on How to Lose Money and get your Rental Property trashed by Tenants" as it may bring reminders or tears of your own experiences as a landlord.As a property owner, I am the "frugal" one, and my husband is the all out spender- top of the line everything guy. I gave him the book for his birthday!!! It's easier to hear from an expert.
Knowing how to get bids on repairs and what repairs and improvements make a difference are very insightful. This book focuses many how to's that can keep you out of trouble.
I recommend it for those contemplating buying investment property in this market, and for those who are currently landlords. Today's market is different, and harder economic times means you need to cross your "t"s and dot your "i"s.There is more profit and risk at stake.
More families are renting now and facing economic hardship so it behooves you as a landlord not to take his contract and remodeling tips into consideration. Sprouse teaches you how to protect and grow your investment.
He has a great sense of humor in explaining his concepts as to why you should invest in fix up homes and helps teach you the "rules of the game."
His tax and refinance information are useful and easy to comprehend.

He includes useful websites and reference materials to give you more advanced knowledge.
I hope he writes on contractors- how to choose them and how to get them to finish the job! I will be the first in line for a copy.

The only thing holding me back from giving it 5 stars is that Donald Trump's input was limited to maybe one or two minutes of the begining, yet his name is all over the product.

I've read and own several of Gary Eldred's and Dolf De Roos's books and they both live up to the same level of quality that they've offered in their books.Dolf de Roos tends to be more of a motivating and convincing presence.He does a great job of making an argument for real estate, but for most of us shelling out the price of this course, do we really need convincing? It was nice to hear his take on it anyway.He proves his understanding of other investments and highlights key differences between the stock market for example and real estate.Although yes, you can buy stocks on margin it's not as powerful as the leveraging that a bank gives you.Also he's critical of the definition of a bubble burst in real estate (3%) vs. the stock market (40%) in one year.He doesn't think it's fair to refer to that 3% as a bursting vs. the 40% as a "minor correction".

Gary eldred probably offered the most useful and new information of all three of them.He does a great job of giving the listener point after point after point of things to do, watch out for and prepare for.His advice is invaluable.

Curtis Oaks also offers good advice but it could probably be compared to meat and potatoes.It gets the job done in a solid way but doesn't really excite you.He talks about the velocity of money, and tying up the property, two great ideas, although the second one might not apply to people outside of a hot market.

Although the interviewer is taking the role of someone who doesn't know anything, he clearly knows a lot about real estate and does an excellent job of directing the focus of interviews and going into detail where necessary.

This is well worth the $49 I spent on it.Gary Eldred, Dolf de Roos and Donald Trump are all masters of real estate -- they've all make millions (in Trump's case, billions).They know what they're talking about, obviously.

There's a TON of great information on this audio CD.Plus, the website support -- 12 months of access to ask questions, get resources, etc. - is terrific.

But best of all: Trump, De Roos and Eldred are all really entertaining presenters.... they keep you interested! ... Read more

This book is a wealth of creative real estate investing information. I've read more than just a few books on the subject and I can say from personal experience that Wendy Patton speaks and teaches and holds your hand through the process of doing deals. You realize after reading her book, that you can do it. YOU CAN!That alone makes the book worth triple what you paid for it.
