I'm really tired of these misleading books on ~HOW TO GET RICH~

The thing is, it's different with every person and their different personalities. What worked for Todd Babbitt may not work for the next person. And the message that he tries so adamantly to deliver is not a very "American" message; he basically says "You don't particularly have to have any talents or connections, but I can tell you how to get rich without working hard" ...so is this to say that ANY middle-class American can get rich by reading this piece of rubbish? Personally, if I ever get rich, I want it to be because I've worked hard, I'm great at what I do, and love it.

Not only is it a brash and condescending concept, but a waste of paper! Be environmentally friendly - Don't buy this book!

Millionaire by 28 is not only a great read but an excellent tool, especially the "For Prospective Landlords Only" chapter.This book is a great inspiration for anyone who has considered real estate investing. I enjoyed it so much, I bought a copy for a friend.

Millionaire by 28 is both the story of Todd Babbitt's path to wealth and a practical guide for creating your own financial success story.I found the book to be an interesting read and very inspiring - you can see through Babbitt's story that wealth is attainable for anyone if you want it enough and are willing to put in the research and work to find and exploit your opportunities.Highly Recommended.

As soon as I started reading this book I was hooked.The author makes so many good points and common sense comments.I started reading and just could not put the book down.I am currently on my third read through and have started to put some of his tips and tricks into practice.I have not quite reached the million dollar mark yet, but I don't think that it will be too long.If you are serious about making money, I highly recomend this book.Check it out, I promise you you will not be disapointed...

When watching Armando on TV I found him brash, abrasive and temperamental but somehow charming. This book, authored by Ms. Chang and self-published by Mr. Montelongo lacks the charm. I salute anyone who realizes success by the sweat of their own hard work but.....
This particular volume is heavy on the brag and light on practical instruction. It appears to me to be a method of hocking his more expensive "master program".
I'm far from being a real estate professional, so don't let me discourage you, but in the current market a lot of flippers have flopped. Armando is tied up in litigation so let the reader beware. All is not as it seems. The bubble burst in the market after Chang & Montelongo conspired, er, collaborated on this book.

I had always thought of getting into real estate and always thought that it was a great investment idea. I was a little apprehensive on buying the book at first because of the 'ole fear of the unknown. Let me tell you that in reading this book Armando helps you understand the steps and procedures to flipping houses and taking control of your life. He also helps you get rid of the stereotypes of making money and gets rid of your fears of trying something new. I highly recommend this book anyone that wants to jump start their life.

I've always been interested in flipping houses. I've seen a couple episodes of "Flip This House" and when I discovered that he had a book, I had a gut feeling that it would have a lot of good advice in it. I was right!! This gave me a lot of ideas, tools and necessary tips of the trade to help get me started on my journey to flipping houses! Not only that, but it was awesome to see how he got started and his whole journey. I know there's so much more I need to learn but this book has really inspired me and if he can do it, I can do it!!

I agree with the previous poster that the book is good in covering some aspects of financial analysis and profitability, but isn't a general book on real estate investing. However, the author does point that out in the book, that you will need to further study on the topicsthis book doesn't cover.

The main strength of the book is in the profitability calculations and time value analyses of investment capital in real estate. There are detailed calculations to examine a property's projected profitability, and these range from simple calculations designed to give you a quick and dirty figure as a first approximation, such as the pre-tax operating cash flow, which is just gross income minus loan service and operating expenses, but doesn't take into consideration such things as the owner's tax bracket, depreciation, and so on. So it is much inferior to the total internal rate of return calculation, according to the author, but as I said, is useful for a rough idea and to filter likely properties for closer examination.

The book discusses the pros and cons of the different types of investments, such as single family dwellings, duplexes, triplexes and qaudriplexes, and undeveloped land, in terms of their potential profitability.

For example, many new investors start with a duplex, which are easier to rent than a single family home (such renters are probably on the verge of buying their own home), and which can be managed easily by a neophyte investor. Progressing onto something like a four-plex, this offers greater profit potential but requires much more management knowledge both in terms of people skills and accounting and organizational skills and so on, negotiating with contractors for repairs, and so on. Single family dwellings usually have a net negative cash flow until sold, but offer greater capital appreciation than apartments, but apartments usually have a positive cash flow during the holding period.

So overall, a good book for some aspects of real estate investing, but you'll need a more general book to fill in your knowledge of the other areas, especially the day to day and practical aspects of management, how to set up the various bookkeeping chores, which will require separate books for tracking expenses and operating costs, rental payments, gross and net income statements, overall profitability, and so on. For a recommendation for a better general book, I preferred the one by Milt Tarven, but unfortunately I don't recall the exact title.

I've read the 2001 edition, and I must say the title is rather misleading.(1) The coverage is not complete by any means.It focuses on rental houses, apartment houses, and land.Leaves out many other types, plus details on REITs, etc.(2) The book is about profit analysis.There's a chapter on negotiating and another on financing, but both are very short and not very enlightening.Instead, you are fed a lot of time-value math.This is actually good stuff, since as a RE investor you should be very clear about your profits and the impact of leverage and macro factors.I just wish the title accurately reflected the book's content. ... This is a very well written book with abundance of good ideas and excellent techniques in real estate investing.The only drawback is that the book was written in the 1970's.As a result, many financing mechanisms the author discusses about are outdated, as well as many examples of investments he presents.Nevertheless, a reader can benefit tremendously by learning the basics of estate investing and the author's sound approaches toward such investing.

I met and spent time with Michael who edited this book , he is dedicated sharp sensitive informative realistic and very smart and a very nice honest man , we had some good laughs as he stretched my understandings and perhaps grounded me some .
I heard a good student honestly reproducing what he had been taught , shifting how he presented it to me until I understood . Michael referred to Jeff so many times that I developed quite an interest to read from the man himself .

Both of these People talk deeply about teems and communication and trust , they are referring to organized and specific topics in factual and reasonable ways . They also give names and #'s of their teem , and they constantly refer to the experts they work with . This says something strong about the pair , and they feel this strong about the teems they interact with and share with us .

Reading the book ; Very grounding . Within the first pages I was starting to see or understand why I would choose or not choose a project . Getting a clear overview of the " Blueprints and Site map " of Real Estate styles has started to clarify my most comfortable fit .
This guide is giving me confidence to move in a direction I feel to be solidly on road to my goals . With check points and guides and contacts all lined up and trusted / tried and true .

This book is an indispensable resource for would-be investors in Costa Rican real estate.Like other books on Costa Rican real estate, the guide offers a fairly comprehensive overview of general issues involved with acquiring real estate in Costa Rica.However, the book's exploration of more detailed subject matter (such as the regional market overview and step-by-step guides to investing in various types of real estate) is the best I have read to date.I would recommend this book to anyone interested in Costa Rican real estate- from folks that are just starting to explore the topic to those that have already made an acquisition or two.It is clear that the author has considerable expertise in the area, and far from being a draw-back, the fact that the author is a real estate professional enhances the credibility of his work.

One other aspect of the book that I liked is its ease of use.The book follows a logical pattern and can be read either in its entirety or on a subject-by-subject basis.

This book is very well written and enjoyable. I have lived in Costa Rica for two years now, and have read several books about living here. This is not a relocation guide, but it does give a lot of great information about what to expect when moving here.

The laws and processes for buying real estate in CR are totally different, and without someone to lay it all out for you it would take a long time to fully understand.I found this book to be a great crash course, and after reading it I feel I have the information I need to buy real estate here.

The book includes several checklists and step-by-step instructions. The book is set up as a series of interviews with professionals. It includes interviews with Real Estate agents in all regions of the country, builders, contractors, mortgage brokers, lawyers and more. It's difficult for one person to be an expert in all areas, so I appreciate how the author looks to the experts in each field. One person made the comment about how the author may be biased because he works in real estate. Well, sure. How else would he know what he knows? I think that is well balanced by the interviews which give a real depth of knowledge. The contact information for these professionals is helpful, too.

This book is newly published, so it does take into consideration the recent changes that have happened in the economy. When I was doing my research, I was concerned that many of the other books had been written during the "golden age" of Costa Rica Real Estate. So much has changed since then.

Having been a Builder/Developer for over 25 years with an Architecture degree,I read this book with great enthusiasm while visiting Costa Rica in July.

The author,Jeff Hickcox has put together a great deal of information concerning Real Estate investment in general,but the real value in this book, is when he gets down to the detailed areas of development throughout Costa Rica.

He has compiled a great network of informed,qualified professionals,who give their expertise on a variety of detailed questions.Their input gives credibility to the vast wealth of information given.

It also gives valuable resources such as contracts and referrals for the reader to go to the next level of the Real Estate adventure--a truly valuable reference for anyone considering Costa Rica as an investment,as I am.

On one hand this guide has a lot of very pratical information and strategies for the potential real estate investor. Serious investors should read this book and all of the other Costa Rican real estate guidebooks to acquire a proper prospective and broader view of the market since each author has his own take on the subject. The problem with this book and some of the others is that the author is involved in real estate and it is hard to know ifhe is truly wants to help people or lead them into his court to do business with him. I really like this book. It explained the 1,2,& 3's of real estate investment on the level of African-American's and any other minorities who have a desire to invest, and don't know how. That's why I call this book "The real guide for real estate investing for idiots" (like me,LOL).
I, as a minority, feel that the books are sometimes stacked against us, when we try to secure loans to start a business or secure property. The help is just not there. Thanks for providing that help. The list of investment services and banks at the back of the book was especially helpful. Thanks Mrs.DeBose. From a loyal fan in San Antonio,Texas.

The African American Guide to Real-Estate Investing is a common sense guide to investing.Larryette has done a marvelous job in writing a book that will inspire African Americans, as well as any lay person, to invest in real estate. I found this book to be full of information even the most novice real estate investor can understand.Being able to apply the techniques for buying/selling real estate taught in this book would be straight forward and simple, regardless of the market you're investing in.Great book, look forward to more from the author!

This is a good book on how to make some money in the real estate business. It gives the perspective of the front lines, roll up your sleeves and get the work done and make money. These are practical techniques and after reading a lot of real estate investing books, I would say this is one of the better ones since it tells me how to do it myself.

The most unusual real estate book I have ever reviewed is "What No One Ever Tells You About Investing in Real Estate" by Robert J. Hill II. It contains 112 mini-chapters about realty investor experiences and lessons to be learned from those stories.

Many of the stories are humorous. Others are educational with a lesson to be learned. Additional stories should be sub-titled "don't let this happen to you as a real estate investor."

The author, Robert J. Hill II, is a Nashville real estate attorney. He is also an active investor in Kentucky, Tennessee and Georgia. Apparently intrigued by the stories he heard from fellow investors at the local realty investor's club Christmas party, perhaps after a few sips of the egg nog, he decided to collect and publish stories from fellow investors.

This unusual book is the fascinating result. As I read the 112 investor stories, I often felt "Tell me more details." Some of the stories are far too short.

To gather the diverse investor stories, Hill sent e-mails to 500 fellow investors asking for their good and bad investment stories. The results are amazing.

Having talked with thousands of realty investors, I know we tend to focus on our worst experiences. Rarely do I hear a great real estate success story without problems. This book is similar. Most of the stories involve difficulties, often very funny, which realty investors encounter.

When I first picked up this book and looked at the cover with the photo of a "geek," I wasn't very impressed. Only after I got into reading the book, and studying the back cover, did I realize the author is not the geek on the cover and he is actually a very knowledgeable realty investor even though he is handicapped by being a lawyer. Just joking about the lawyer part.

The stories in this book will make you laugh and cry. One of my favorites is the story about the rental-house owner who, when his tenants won't pay the rent on time, erects a "For Rent" sign on their front lawn. He reports the sign gets the result he wants, either immediate rent payment or the tenant moves out without an eviction.

Another story involves an investor who agreed to rent to a church-sponsored family who the landlord was assured were fine people. Two weeks later, the investor discovered about 50 people living in his two-bedroom duplex. The tenants said they were just having a family visit. After the landlord got them to move out, he discovered the huge family had been stealing water from one unit to the other.

At first, I thought this is a fun-read real estate book. But as I got deeper into the book, I discovered the 112 stories are filled with valuable lessons for realty investors. Most of the lessons involve investor mistakes not to make. But other stories show how to take advantage of profit opportunities.

For example, one story involves a landlord who charges an extra $500 fee for each pet allowed in the rental. But there is no extra monthly rent for permitting the pet. The result is the landlord receives extra income rather than letting the unit stay vacant.

Each story, told from the investor's viewpoint, is only one or two pages. But it shares an important realty investor example.

To illustrate, I especially enjoyed the story about the Atlanta investor who bought a house that had a for sale sign on it for more than a year. But the sign was buried among the overgrown weeds. The buyer immediately "flipped" the house at a $20,000 profit to a nearby resident who drove by that house daily but never saw the for sale sign.

Chapter topics include "Landlord Woes and Victories"; "Finding Good Investment Deals"; "Financial Ideas"; "Cautionary Measures"; "Lessons in Rehabilitation"; and "Your Role as an Investor."

The book's last and best story, called "Confessions of a quadriplegic investor," is guaranteed to inspire anyone. It is about a 20-year-old realty investor, injured in an auto accident at age 17, who invests with his partner who is blind and in a wheelchair. This young man has completed 12 transactions in less than a year and now owns three properties.

I hope this is just the first of many books by this savvy new author, Robert J. Hill II, who obviously well understands the real estate investment business. Perhaps in his next book he will share some of his personal investment experiences and advice. On my scale of one to 10, this unusual but very valuable real estate book rates a solid 10. ... I love how the book is structured. Very easy to share with someone. I recommend this book for its learning experiences for all kinds of investors. You should be able to get some kind of insight from others experiences unless you've done and seen it all.

If you're looking for a book that offers insider tips and advice to help you become a successful real estate investor then stop-This is not the right book for you.

If you're looking to be entertained, and read anecdotal stories from real estate investors then this might be worth a read.I'm not saying there isn't some value contained inside this book.But it's similar to the value in a fable.You read a 4-5 page story, and in the end you get a one sentence moral.

Overall this wasn't the book for me, I found it totally useless and wouldn't recommend it to anyone seeking a serious book on real estate investing.
